GoldKey Hollywood Sunrooms & Patios is a sunroom and patio contractor based in Hollywood, FL. We provide residential construction services including, but not limited to, sunroom additions, patio enclosures, screen room installation, solarium installation, and related design and remodeling services.
Services are provided in accordance with a separate written contract or proposal agreed upon by both parties before work begins. These Terms and Conditions apply in addition to that contract and govern your use of our website.
All estimates provided by GoldKey Hollywood Sunrooms & Patios - whether communicated verbally, by email, or through our website - are not binding until a written contract has been signed by both parties. Estimates are based on information available at the time of the site visit and may be subject to change if site conditions, material costs, or project scope differ from what was assessed during the estimate.
Written contracts will specify the total project price, payment schedule, and any conditions that could result in a change order. Change orders must be agreed upon in writing before additional work proceeds. We will not perform work outside the original scope without your written authorization.
Pricing on our website is for informational purposes only and does not constitute a quote or binding offer.
Project start dates are estimates and are subject to permit approval timelines, material availability, weather conditions, and scheduling constraints. We will make reasonable efforts to keep you informed of any delays.
If you need to cancel or postpone a scheduled project, please notify us in writing as soon as possible. Deposits paid to cover permit fees, materials ordered, or design work completed may not be fully refundable depending on how far into the process your project is at the time of cancellation. Specific cancellation terms will be stated in your written contract.
We reserve the right to reschedule work due to weather, material delays, or circumstances outside our control. We will provide reasonable notice and work with you to find an alternative date.
Payment terms for each project are outlined in the written contract. Typical payment schedules include a deposit at contract signing, one or more progress payments during construction, and a final payment upon project completion and final inspection.
Payments are due according to the schedule set forth in the contract. Late payments may result in work being paused until the outstanding balance is paid. We reserve the right to charge interest on amounts overdue by more than 30 days, at a rate permitted by Florida law.
We accept payment by check, bank transfer, or other methods stated in the contract. Credit card payments may be subject to a processing fee, which will be disclosed in advance.
GoldKey Hollywood Sunrooms & Patios is responsible for pulling all required building permits for work we perform, unless otherwise agreed in writing. We build to the standards required by local building codes in Hollywood, FL and Broward County. Permit fees are the responsibility of the property owner and will be included in your written proposal.
You are responsible for disclosing any HOA restrictions, deed restrictions, or other encumbrances that may affect the project. We will assist with HOA submission where applicable, but HOA approval decisions are outside our control and delays caused by HOA review are not grounds for contract cancellation without penalty.
We stand behind our workmanship. Warranty terms - including duration and what is covered - are specified in your written contract. Warranty coverage typically applies to defects in materials and workmanship and does not cover damage caused by misuse, modification by others, acts of God, or normal wear and tear.
Manufacturer warranties on windows, doors, roofing systems, and other materials are separate from our workmanship warranty and are subject to the terms set by each manufacturer. We will provide you with relevant warranty documentation at project completion.
To the fullest extent permitted by Florida law, GoldKey Hollywood Sunrooms & Patios shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising out of or related to our services or your use of our website, even if we have been advised of the possibility of such damages.
Our total liability to you for any claim arising out of a project shall not exceed the total amount paid by you for the specific project giving rise to the claim.
This limitation does not apply to liability arising from gross negligence, willful misconduct, or personal injury.

If informal resolution is not reached within 30 days, either party may pursue resolution through binding arbitration or through the courts of Florida, as described in Section 12. Nothing in this section prevents either party from seeking emergency injunctive relief in a court of competent jurisdiction.
These Terms and Conditions and any dispute arising from them are governed by the laws of the State of Florida, without regard to its conflict-of-law provisions. Any legal action arising from these terms shall be brought in a court of competent jurisdiction in Broward County, Florida.
We may update these Terms and Conditions from time to time. When we do, we will update the effective date at the top of this page. Continued use of our website after changes are posted constitutes your acceptance of the updated terms. If you have an active written contract with us, the terms of that contract govern the specific project and are not affected by updates to this page.
